Seller insight Our family have lived here at Woodgate for the last forty years..we have loved the cottage and grounds for all sorts of reasons. A wonderful place to bring up our four children giving them space to grow and enjoy the outside space, but be near enough to other communities not to be isolated. Barn owls fly here along with kingfishers, and there are otters in the river… perfect for us as wildlife fans. The fields are lovely natural meadows and great for wild swimming off your own little private beach with, or for kayaking and picnics. The sun staying here till the evening in the summer months providing us with many happy family memories of swimming and rounders. As keen gardeners, we have enjoyed a big mature garden and cultivating producing in our veg boxes as well. We like to cut our own fire wood, our home would be lovely for anyone keen on anyone enjoying being self sufficient. Step Inside Woodgate is a truly unique family home, steeped in history and agricultural heritage “Inclosed and bult by Joseph Kestell 1814” as proudly announced by the plaque above the front door. The views over the Camel Valley are breath taking, encapsulating the extensive pastureland and woodland which have all been enjoyed by the property’s owners over the past 40 years. Originally part of the Pencarrow Estate, various parts of the property have previously been host to an array of animals, an apple cellar, and a rural retreat for guests and owners alike. Entering past the laundry room, via the cosy farmhouse kitchen with underfloor heating and oil fired Rayburn, an inner lobby gives access to a ground floor shower room and leads to an expansive sitting room and light filled dining room with maple flooring and multifuel burner. Step Outside The grounds at Woodgate are a wonderful feature of the home, they extend in all to some 10.37 acres and are a superb mix of pasture, gardens and woodland. At the front of the property there is a magnificent magnolia tree which is locally renowned for its radiant colour. There are many shrubs, bushes and perennials across the gardens such as pampas, bamboo, camellias, rhododendrons as well as a stocked pond. There is a wooden outbuilding known as The Studio with a wood fired hot tub. The studio has power and light. A large wood store has double doors. Our clients used to keep pigs in this area which also features some fruit trees. apple.rationing.mile The route to Woodgate winds through the picturesque Cornish countryside, following a single-track lane that meanders through the lush Camel Valley From the A389, between Wadebridge and Bodmin, turn right at Washaway onto a narrow, non-signposted road (you’ll see a small sign for Tregleath Farm). Follow this road, staying on the main lane and ignoring any turnoffs to farms or hamlets. The total journey covers approximately 5.1 miles from Wadebridge. Near the end of the journey, take a slight left, followed by a final left turn that will lead you directly to Woodgate.
